- 1. Each Eaton on the Park home is to be crafted of genuine clay brick and fabricated stone and sills, accented by wood trim or stucco as per applicable elevation. Brick arches, soldier coursing, keystones, stone banding and other decorative masonry details as per applicable elevation.
- 2. Manor inspired facades with generous window treatments front and rear and rooflines to enhance elevations.
- 3. Maintenance-free aluminum soffit, fascia, eavestrough and downspouts as per elevation, in architecturally controlled colour schemes.
- 4. Self-sealing asphalt roof shingles, including a manufacturers warranty of 20 years.
- 5. Convenient sliding or garden doors with patios or balconies as per applicable models.
- 6. Eight and nine foot ceilings as per applicable models (subject to bulkheads). See sales associate for details.

Your Comfort & the Environment Considered
- 15. Decorative window and door treatments. Premium glazing may include transoms and palladium windows as per applicable plan. All exterior walls and attic spaces are to be insulated in accordance with the specifications of the Ontario Building Code.
- 16. Gas fired, forced air and/or high velocity heating & air conditioning system complete with electronic ignition and individual thermostat control.

- 40. Post formed laminated counter top with rolled back and wide profile front edge. A large selection of granite or Corian" counters are available as an optional extra. Purchaser to select from Vendor's samples.
- 41. Stainless steel sink in kitchen with single lever faucet.
- 42. A space in each kitchen is allocated for a dishwasher cabinet. Filler will be supplied as an extra on request.
- 43. Single lever chrome faucets throughout.
- 44. Washroom vanities in a wide variety of door styles and finishes. Purchaser to select from Vendor's standard samples.
- 45. White pedestal sinks installed in powder rooms.
- 46. Ceramic wall tiles to be installed in all tub/shower (combined) enclosures and shower stalls up to full ceiling height. Tub only conditions to approximately 24" height. Selections to be made from Vendor's standard samples.
- 47. Separate shower enclosures (as per plan) will be fitted with marble thresholds and ceramic wall tiles to full ceiling height.
- 48. White plumbing fixtures throughout.
- 49. Laundry rooms/closets to be accommodated with heavy duty washing machine connections and dryer vent to exterior.
- 50. All washrooms to be fitted with polished edge mirrors. Ceramic bathroom accessories (towel bar, toilet tissue dispenser and soap dish, where applicable). Privacy locks on all bathroom doors.
- 51. Mildew resistant Wonderboard installed 60" high in all bathroom tub surrounds and in all showers.
Quality Flooring
- 52. Purchaser's choice of quality 35-ounce carpet to be installed over foam underpad in all areas other than where tiles are designated.
- 53. Imported ceramic tiles (10" x 10", 12" x 12", 13" x 13") in all kitchens, bathrooms and laundry rooms and laundry closets.
- 54. The Vendor reserves the right to restrict the number of colour selections to be made from the standard carpet samples.
Attention to Detail: Interior Finishes
- 55. Gracious, open concept interiors with innovative design features which may include great rooms, flex spaces and volume ceilings and bedroom and den options as per applicable layouts.
- 56. Interior design features may include niches (optional), knee walls, decorative columns and trimmed arches as per applicable plans.
- 57. Profiled millwork for doors, windows and baseboards. Includes Series "800 or Classique" styled doors, 2 3/4" paint grade casing trimmed around windows, doors and arches and 4" paint grade baseboards and ball hardware. Hinges to be painted.
- 58. All stairs and exposed areas will have classic solid oak handrails and pickets. Railings will be sealed and will have a coat of varnish applied.
- 59. All stairs to be carpeted, except interior stairs from main entry, which are to receive a durable tread finish.
- 60. Spray textured stippled ceilings in all rooms except bathrooms and powder rooms, which are to receive smooth finish.
- 61. All interior walls are to be decorated in a quality off-white flat latex paint. Doors and trim are to receive semi-gloss paint. Custom colours will be available at an extra cost.
Site Features & Landscaping
- 62. Romantic streetscapes with classic street lamps and decorative luminaires. Decorative walkway bollard lighting in areas removed from the private road.
- 63. Architecturally controlled exterior finishes and colour schemes to ensure harmonious streetscape and professionally landscaped grounds.

- 66. Rear yard patios to be finished with concrete slabs and privacy fencing between neighbours (sides only) as per plan. Balconies and rooftop terraces have privacy screening between adjoining homes.
Complete Customer Care
- 67. Genesis Homes offers a complete customer service program, ensuring that each home is free from defects in workmanship and materials for a period of 1 year.
- 68. Complimentary repair to drywall (on a one time basis within the first year) of all settlement cracks and nail pops. Service does not include redecorating (sanding or painting).
- 69. All homes are protected by TARION for an additional 2 years (electrical, plumbing and heating distribution systems, water penetration) and up to 7 years (major structural defects).
- 70. The Purchaser acknowledges that certain finishing materials contained in the sales office/model may be for display purposes only and may not be of the same grade or type, or may not necessarily be included in the dwelling unit purchased. Exterior and interior renderings used in the marketing presentation are "artist concept" drawings intended to provide purchasers with a general perspective of the proposed homes. Materials and decorative finishes used in constructing the homes may differ from those depicted in these conceptual drawings. Furnaces and hot water tanks may be relocated at builder's discretion.
